My little cousin [13M] has a crush on me [24F] and I don't feel comfortable babysitting him at my place anymore

My aunt works a night shift at her job at a hospital and once a week she will drop her 13 y/o son off at my place to stay the night. I live by myself in a small 400 sq ft studio apartment, so I don't have a lot of privacy when this happens. The futon he sleeps on is like 10 feet away from my bed, and there's only one bathroom.

The thing is, lately its become obvious that he's developed a silly little crush on me. He's become super awkward around me, and I've caught him many times staring inappropriately at my body.

I know he's just going through a weird teenage boy phase, but I feel uncomfortable now with him sleeping over every week and feel like I have no privacy when he's here. But I don't know how to raise this with his mom.

Plus when this arrangement started, she offered to pay me and I told her I was happy to do it for free. So I have no idea how to tell her now that I want to stop. Also, this is on Tuesday nights and I don't really have a believable excuse as to why I wouldn't be home.

Am I being unreasonable?
